In the building there are altogether 3 apartments with high ceilings, one on each level. All flats are accessible through a common stairway, as well as all of them have direct elevator access. The flats accurately and elegantly provide social, residential and service functions.
The Building
Smartly using the features of the site, all three apartments have special potential. The ground floor and first floor flats have direct access to the garden, while the penthouse is special thanks to a huge terrace and a unique panoramic view. The exterior and functional design of the building perfectly represent today's modern architecture. The building is striving for pure forms, while taking into account the makings of the site.
Each apartment is entitled to 2 parking places in the underground garage, where the illumination is provided thanks to motion-controlled infrared lamps. The garage entrance is a sectional HÖRMANN motor gate with remote control. A separate remote control is provided for each parking place. In the basement there are 3 large storage rooms with direct access from the flats. Apart from the storage rooms, a big common laundry room and a unique electronic heating center are also located in the basement, accessible through a common staircase.
Construction Specifications
Foundation
35 cm reinforced concrete slab.
Bearing structures
The cellar walls are made of 30 cm thick concrete blocks; the pillars, floors and walls of the elevator shaft are made of monolithic reinforced concrete. The upward wall structures are made of 38 cm thick Porotherm blocks that have good sound and thermal insulation characteristics and are coated with thermal insulating plaster.
Waterproofing
The structures below the ground surface are protected by horizontal and vertical two-layer waterproofing.
Partitions
All partition walls are made of 10 cm thick ceramic Porotherm blocks.
Heat and Sound Insulation
The outside the walls of the house are covered with 8 cm layer of sound insulating material. A waterproofing stripe of 30 cm high from ground level covers all exterior walls of the building.
The basement walls are covered with thermal insulation layer of 1m deep from the external ground level. The ceiling of the basement is covered with 5 cm of thermal insulation. At all residential levels a suspended ceiling is set, taking into account the acoustic characteristics of rooms, corridors and stairwells. We pay particular attention to soundproofing the room of the heating center.
Exterior Façade
For the facade of the building, we used natural stone coating in combination with thermal insulation primer. The façade of the staircase is decorated with wood.
Roof
The building has a low-pitch Rheinzink metal roof with a 20cm thick layer of thermal insulation.
Doors and Windows
Entrance doors and windows are made of pine, windows and terrace doors have a three-layer torsion-glazed insulation, AGB fittings and Hoppe handles. Outside the windows and doors have a coefficient of thermal insulation K = 1,1 W/m2K, and a 3+3/16/4 mm laminated glass. From the outside all windows have an installed Hella electronic security shutters. The entrance door has a steel frame, sound and thermal insulation that meet the standards of safety. The overall security of the building meets the latest requirements of MABISZ (Hungarian Insurance Association). All of the interroom doors in the apartments are veneered.
Floor Coverings
All floor coverings are installed using the floating method.

In the case of a flat junction a special transitional material is incorporated for leveling.
Walls
After plastering the walls, a glass-fabric wallpaper is applied, which is later painted in white or pastel colors with a water-based Dispersit wall paint. In the bathroom areas the walls are covered with ceramic tiles to the door's height. In the kitchen there is a 60 cm wide ceramic tile stripe between the countertop and the cabinets.
Elevators
1 x 4 people in our exclusive stainless steel casing, wireless equipment based on the engine room.
The house is equipped with 1x4 passenger lift. The elevator does not require a separate machine room, and has an exclusive stainless steel casing.
Sanitary Engineering
Each apartment has a separate water meter (for cold and hot water, heating and cooling).
Energy-efficient Heating
The building has an energy-efficient heat pump, separate meters measure the costs for each apartment separately. The heating center is located in a room on the underground level. The heating system consists of two air chambers, which warm the building with energy obtained from the air, and one horizontal heat pump.
The apartment heating is carried out by heated ceilings and floors as well as convector air holes located near larger glass surfaces. The bathrooms have built-in heated towel rails. In the living room there is a possibility to install a fireplace.
Hot Water Supply
Each apartment has a separate reservoir with hot water. The heating of these reservoirs is achieved thanks to the heat pump in the heat exchanger that belongs to the central ventilation system (recuperator). The water flowing into the reservoirs is preheated. Each apartment has a separate water circulation system.
Ventilation System
Central ventilation system is installed separately for each apartment. The system sucks out the used air from the apartment and with its heat warms the incoming into the apartment fresh air. Then the used air is cooled down even more with the help of an installed heat pump and the energy that is formed during the process is used to heat the water in the tanks. Uniquely designed ventilation systems are planned for bathrooms and toilets, which allow to ventilate not only the rooms themselves, but also directly the toilet bowls, easily eliminating the space of unwanted odors.
Central Cooling
During the summer period, the cooling of the building is achieved with the help of the cooled ceiling. The water used in the ceiling is extracted from a well with the help of the horizontal heat pump.
Solar Power Supply
The water heating is produced mainly by solar panels. The solar collectors are composed of double vacuum glass tubes, which even at low levels of solar radiation produce significant amounts of energy. The collectors are located on the roof. The energy required to operate pumps, is produced by solar panels as well as one vertical wind turbine.
Central Vacuum
Each apartment has individually controlled central vacuum system, the operations centers of the vacuum are located in the storage rooms.
Electrical Systems
Smart Home Automation System
The intelligent Ave Domina housing management system brings together all the operational functions and processes into a single management unit. The system scans any analog or digital data and ensures an event-triggered accomplishment of the required commands.
The controlling, monitoring and signaling of operational functions is achieved by a decentralized event-driven receiver. The monitoring system requires no separate control unit, and is built on an event control principle and a technology called distributed intelligence. The communication, meaning the control, monitoring, and signaling functions, are forwarded via a linear transmitter (through an appropriate protocol). The transmitter is passing the power charge to the unit as well.
Sensors and transmitters, such as: interfaces, motion sensors, thermostats, etc are sending signals through a "transmission medium" to the interveners, which are then activating or deactivating electronic circuits (lighting, etc.), regulating the maintenance system (heating, water, etc.), sending a signal to the touch screen main terminal planned to be placed in the living room.
The design of the system allows any subsequent changes in reprogramming of the commands to be made depending on the user's needs.
Intrusion Prevention
Partial protection against intrusion into homes is achieved by door and window sensors in all outside doors and windows and motion detectors, located in the residential areas and hallways.
The system can activate a number of monitored areas independent of each other. Different modes of security can be inferred from the living room via the touch screen Smart Home terminal, which graphically displays the status of the areas in the apartment
Video Intercom
An audio-visual connection is installed between the outdoor entrances (entrance to the driveways, entrance into the building) and the apartments.
Both, the gates to the driveway as well as the entrance to the staircase can be opened from the apartments.
Additional Information
Amendments
- may not affect the external appearance of the building and its structural system
- should not be worse in quality than the equipment and materials used in the project. This applies to common areas, as well as to personal property
- must not infringe future neighbors and visitors of the building
- may not affect the schedule of the project or any related contracts and agreements.
Implementation of any changes can be made only after the signing of a bilateral agreement by the seller, which will define all the changes specifically and will contain an acceptance of the budget by the buyer.
Landscaping
The landscaped garden, equipped with an automated irrigation system, will be used by the apartments on the first and second floors. Due to the underground level, the area located above the garage is converted into a terrace. The sloping surfaces of the area are reinforced by concrete retaining walls and finished with stone.
